US real estate market leaves crisis behind

In June, more new homes were sold in the United States than in 13 years. Michael J. Bazdarich, economist at the Legg-Mason boutique Western Asset Management, analyzes the development and states: "It was more the lockdown than the fear of the virus that brought economic activity to a standstill in the spring."

The US housing market has fully recovered from the aftermath of the pandemic, said Michael J. Bazdarich, an economist at Western Asset Management, citing new home sales in June, up 13.8 percent from the previous month. “Since July 2007, before the great financial crisis, not as many houses have been sold in the US as they were last time. This is an impressive signal of strength and shows that the US housing market has left the aftermath of the pandemic behind, ”said Bazdarich. New home sales climbed across all regions of the United States.

This means that the number of houses that have been completed but not yet sold is currently lower than during comparable recessions. During the months of March and April, many new buildings were postponed, while objects already under construction or immediately planned were completed. “Thanks to initial price concessions in April and May, the number of unsold houses did not increase noticeably. In the meantime, prices have returned to normal, but demand for real estate in the USA is still high, ”emphasizes Bazdarich.

For the economist, this development also invalidates a widespread assumption about the US real estate market: “Some observers have assumed that it was rather the fear of Covid 19 disease that caused economic activity to decline in the spring. In view of the still smoldering infections in the US, the current figures suggest that it was primarily the lockdown that slowed activity, for example in the real estate sector, ”says Bazdarich. Nevertheless, financing conditions and the need for living space remain important factors in assessing the future development of the real estate market.


US-Immobilienmarkt lässt Krise hinter sich

Im Juni wurden in den USA so viele neue Häuser verkauft, wie seit 13 Jahren nicht. Michael J. Bazdarich, Ökonom bei der Legg-Mason-Boutique Western Asset Management, analysiert die Entwicklung und konstatiert: „Es war eher der Lockdown als die Angst vor dem Virus, welcher die wirtschaftliche Aktivität im Frühjahr zum Erliegen gebracht hat.“

Der Häusermarkt in den USA hat sich von den Folgen der Pandemie vollständig erholt, betont Michael J. Bazdarich, Ökonom bei Western Asset Management, und verweist auf die Verkäufe neuer Häuser im Juni, die im Vergleich zum Vormonat um 13,8 Prozent gestiegen sind. „Seit Juli 2007, also vor der großen Finanzkrise, wurden nicht mehr so viele Häuser in den USA verkauft, wie zuletzt. Dies ist ein beeindruckendes Signal der Stärke und zeigt, dass der US-Immobilienmarkt die Folgen der Pandemie hinter sich gelassen hat“, so Bazdarich. Die Verkäufe neuer Häuser kletterten in allen Regionen der USA.

Damit ist die Zahl der Häuser, die zwar fertiggestellt, aber noch nicht verkauft sind, aktuell geringer als während vergleichbarer Rezessionen. Während der Monate März und April wurden viele Neubauten verschoben, während bereits im Bau befindliche oder unmittelbar geplante Objekte fertiggestellt wurden. „Auch dank anfänglicher Preiszugeständnisse im April und Mai stieg der Bestand an unverkauften Häusern nicht merklich an. Inzwischen sind die Preise wieder auf Normalniveau und dennoch ist die Nachfrage nach Immobilien in den USA groß“, betont Bazdarich.

Für den Ökonomen entkräftet diese Entwicklung auch eine weit verbreitete Annahme rund um den US-Immobilienmarkt: „Einige Beobachter sind davon ausgegangen, dass eher die Angst vor einer Covid-19-Erkrankung dazu geführt hat, dass die wirtschaftliche Aktivität im Frühling zurückgegangen ist. Die aktuellen Zahlen legen angesichts noch immer schwelender Infektionen in den USA aber nahe, dass es in erster Linie der Lockdown war, der die Aktivität, beispielsweise im Immobiliensektor, gebremst hat“, sagt Bazdarich. Trotzdem bleiben Finanzierungsbedingungen sowie der Bedarf nach Wohnraum wichtige Faktoren, um die künftige Entwicklung des Immobilienmarktes zu beurteilen.
